ESTIMATE TO PERFORM COMMERCIAL HEATING PREVENTATIVE MAINTENANCE

Furnace maintenance for three systems. Cleaned and serviced furnace. Tested inducer motor, pressure switches, ignitor, gas valve voltage and pressure, flame sensor, blower motor amperage and capacitor. Tested thermostat and heat exchanger. Everything is in adequate working condition for all 3 furnaces. Replaced furnace filter that customer provided. Sprinkler system is fine, there was a second valve next to meter that was shut off. Sent estimate for 3 new UV light systems. UV lights work by emitting UV-C light that disrupts the DNA of microorganisms like bacteria, viruses, and mold, reducing their presence and improving air quality. They help prevent mold growth on HVAC components, enhancing system efficiency.

Water boiler maintenance service. Cleaned, tested and reset to factory specifications. Boiler is operating safely at this time.

One visit is being used today and he will have one more visit remaining for the 2025 cooling season.

Checked heat exchanger and thermostat. Blew out drain line. Heating system is working adequately. Renew VIP annual service plan. Furnace is 20 years old. HSI and sensor have been replaced in the last couple years and blower motor. Need to think about replacement.

Medical Center plumbing repair. Install pro press unions on filter system where water enters the filter manifold on 4 mediators. Also rebuild two water backflow preventers (RPZ) on unit#1 and #3 . Install propress tee with pressure gauge on unit #1 by shut off valve.

Cleaned and serviced furnace. Tested inducer motor, pressure switches, ignition, gas valve voltage, flame sensor, blower motor amperage and capacitor. Check heat exchanger and thermostat. Replaced the flame sensor due to corrosion. A furnace flame sensor detects if there is a flame burning in the furnace and shuts off the furnace if it doesn't. Safety: Prevents gas leaks and explosions by shutting off the furnace if the flame goes out. Saves energy by preventing the furnace from running partial cycles without heating the home Furnace has been rejuvenated. Renew annual VIP Service Plan. Inspect sump pump operation.

Plumbing leak repair. Re-pipe section of copper that was connected to the CPVC, no more leakage at this time

Medical center water pressure problem at filtering bank. I took pictures of filter bank and gauges before filter system and on filter system. I believe after 2nd filter and before the 3rd one there is a pressure regulator that is faulty. I adjusted and the pressure doesn’t change I believe they are bad or just remove them for more pressure. I sent pictures to Joe and will discuss service options.

Medical plumbing repair. Shut floor down on 110* hot water system. Drain system and cut out 2 1/2” copper 90 that was leaking and replace with Propress fitting and repair coupling. Turn water back on and bleed system. Turn on all valves that were closed for this shut down. Re-insulate copper pipe.

Drain cleaning. Power Rod laundry drain line with flex shaft machine. Drain is now flowing. Cleaned work area.

Commercial water heater replacement in tight quarters. Look at heater 4 th floor bathroom water heater needs to be replace in ceiling. Take ceiling down in bathroom remove 3” drain and vent line that was blocking the heater to be remove, I also had to snap a piece of 3’ CI pipe up by deck to get the heater out. Drain heater and remove. Install new AO Smith 208 volt single phase water heater. I also installed a soft seated check valve on return line with a bleeder valve to flush return line to remove all air out of line so it won’t air lock. Power heater reinstalled CI trap and vent with hangers and reinstalled drop ceiling and grid.

Commercial drain cleaning. Cleared sink backup in pavilion A with flex shaft machine. Replaced cracked drain p-trap under same sink. Both sinks are flowing well at this time.
