Cleaned, washed out, and serviced condensing unit. Tested capacitor, contactor, fan motor amperage, compressor amperage and continuity. Everything was in accurate working condition. Checked r410a refrigerant levels and those too were in accurate efficiency range. Changed furnace filter that customer provided. System is operating and cooling as it should at this time. Customer will renew maintenance program in fall.

* No AC call. After inspection found faulty contactor and low capacitor. Replaced both parts. Then performed cleaning and wash out of condenser. Unit had not been service in a couple years and was extremely dirty. After cleaning test fan motor amperage and compressor amperage. Both of those were in accurate working condition. Checked R410a refrigerant. That too was in accurate efficiency range. After performing the clean and check and replacing faulty parts, unit is back up and running and cooling properly at this time. * customer wanted to renew maintenance agreement. One visit was used today and they will have one remaining in fall of 2024 for crawlspace furnace. *customer is requesting reminder for fall cleaning a few days before visit.

Commercial faucet repair. Found stem on moen tub valve broke off,I drilled center of stem with 3 different drill bits to get to the right size for a metal Sammie to thread into stem pull out old cartridge and install new cartridge and reassemble valve set warm to a good temperature not really hot due to a kids tub. Material used in notes.

2- electric boilers diagnostic done today 1-North boiler 1 of 3 fuses are blown on main feed going to this boiler, this fuse will have to be changed by a electrician before any other diagnostic can be done on this boiler. 2- south boiler Power is good to this boiler but the low voltage fuse is blown on this boiler this is the control side of the boiler, tried to locate fuse I was unsuccessful on this, I called Dave at the shop he could not locate one at this time we need to order and return for further inspection. Office needs send bill Office had me return today. 12/14/2023 North boiler check no heat 1- boiler has power all three legs pump control is not calling for heat. 2- found floor control turned all the way down this is not a thermostat it control’s temperature of the slab set at 65* boiler is on and heating. South boiler 1- found bad fuse on 24 volt side this fuse was never changed from last time. I replace fuse boiler came on stage one , when the time delay pulled in st

Washed out furnace filter and reinstalled under blower. Everything is in adequate working condition. Customer has one more visit remaining on plan for condenser in 2024 season.

Water leak in the Brown house and clogging the sink lines. Found the water softener to be in bypass mode, programmed timer and hardness into sofetner and put back into service. Ran through regeneration and also performed hardness test on well - 35 grains of hardness. If problems with water persist I recommend chlorinating the well and replacing the water softener

Heating repair. Low heat call out. Customer stated that thermostat said that it had been running for two hours. Upon detailed inspection found the pressure switch to be intermittent. Vacuum started at -1.30 then reduced to -1.00. Pressure switch at -.60. Replaced pressure switch and hose.

Heating furnace repair. No heat call. Customer said air filter was very dirty because of remodeling. Heating system shut down because of high limit. Cleaned and tested furnace and replaced faulty run capacitor. Reset heating system and tested three times.

Commercial furnace repair. Check floor temperature 60* to 68* on most of floor. Found a leak on one zone. Found wire burnt at fuse. Going to replace all the other fuse on this boiler they are soft. Due to age and being in a barn the fuses are paper shell. 2nd boiler is working, fuses are soft due to age, tore apart when pulling them out, replaced all fuses in this boiler.
