Sewer and drain cleaning. Successfully rodded main from cleanout on stack under laundry tub. Then used camera. Pipe appears good. There is a spot holding water. But there were wads of toilet paper, recommend using single ply from now on.

Furnace repair. No heat. Tested system and found a faulty ignitor. Replaced HSI on furnace. Hot Surface Ignition (HSI) Unlike older pilot light ignition systems, this type of ignition system reduces fuel waste by only burning fuel when the furnace is running. They are also quieter than pilot light or direct spark systems which make a loud clicking sound when they light up. Cleaned furnace, reset to factory specs and checked drains.

Furnace repair. Repaired pilot assembly on furnace, orifice was missing. The gas orifice dispenses fuel into the combustion or burner tube through a small, high precision hole. The orifice delivers just the right amount of fuel to mix with the correct amount of air, to create just the right flame for the job in your appliance.

Water softener service. Customer is new to the house. On previous visit he was asking about the softener which was in bypass mode, I put it in service to see if it would work but it wasn’t getting good flow through it. Putting quote in for him to replace water softener.

Furnace safety inspection. I found chimney is condensing and needed to cleaned. Furnace had heavy buildup from chimney condensation. Furnace tune-up. Cleaned, tested and reset furnace to factory specs. Tested inducer motor, pressure switches, ignitor, gas valve voltage and pressure, flame sensor, blower motor amperage and capacitor. Inspect thermostat and heat exchanger. Replaced furnace filter that customer provided. Everything else is in adequate working condition. Customer is a VIP maintenance club member.

Furnace repair. Replace furnace control board. A furnace control board is a circuit board that manages the operation of a furnace by controlling its various components: Ignition - Signals the igniter to start heating up when the thermostat detects a need for heat. Gas valve - Opens the gas valve to allow fuel to flow into the furnace's burner tubes. Blower motor - Activates the blower motor when the burners are lit and turns it off when they go out. Temperature, airflow, and gas pressure. Monitors these parameters and makes adjustments to ensure the furnace runs efficiently. Furnace is running safely now.

Commercial heating repair. 3 Rooftop HVAC units have bad motors, due to power surge. Need the electrical system safety check. Will replace blower motors on two 4 ton Daikin units. The back unit has a bad transformer due to the power surge. I checked the other two HVAC units, they are operating. I left the disconnects off at the damaged units until electrician does a safety inspection. Informed the manager the areas and the units that are cold 66*, the ares the HVAC units are running are at 75*. I told her she could run fans, 3 total, to circulate the air and balance the office temperature. She then said they came by a couple times a night to check the temperature of the thermostat. I recommended WIFI thermostats that could be controlled at home or on a phone. Advised to install a dedicated surge protector specifically for HVAC unit and whole building.

Inspect thermostat and heat exchanger. Replaced furnace filter that customer provided. Found gas ignitor very corroded and replaced. Everything else is in adequate working condition. The system is operating and heating as it should at this time. Customer renewed VIP maintenance program. One visit is being used today and she will have one remaining for 2025 cooling season.

Everything is in accurate working condition. Furnace filter was just changed by customer. System is operating and heating as it should at this time. Customer will renew annual VIP maintenance program in spring.

Sewer and drain cleaning. Unit 101 kitchen sink backing up. Successful cleared it with the sink rod. 412 and 414 were also backed up but was unsuccessful. Copper piping was in the way so we have to shut down the building water to move it out of the way then cut old the old cast iron fittings. Opened wall in bedroom of unit 415 to access piping for unit 414 kitchen sink drain, cut out cottage fitting and repiped in pvc, Rodded out drain line. Cut out section of drain piping for kitchen drain for unit 412/413, installed cleanout and Rodded drain. All drains flowing well at this time.

Sewer drain vent repair. 4”x2” cast iron fitting was leaking, removed tee to find that piece of pipe just above damaged floor. Removed piece of pipe that was rusted out, replaced pipe and cast iron fitting. Tested repair and cleaned up work area.

Commercial toilet repair. Replaced Sloan 3.5 gpf water closet diaphragms, stalls 2&4 in girls washroom and stall 2 in boys washroom. Rebuilt Sloan valve for second urinal from left in boys washroom. Pulled and reset, replaced wall seal for same urinal due to leakage at the wall.

Water softener repair. Water softener let resin into water lines which was clogging shower heads, faucets, and washing machine hoses. Put softener into bypass and took apart everything to clear out debris. Everything is working at this time, will provide quote for new water softener.

Toilet repair. I found the toilet leaking water from tank into bowl. Replaced toilet flapper. When the toilet is flushed, the flapper lifts to allow water to flow into the bowl, and then sinks back down to prevent more water from entering. Also searched for shower water leak. I located leak from shower. Caulk around shower base, will let set for 24 hours before using the shower.
