Replace underground sewer line.

Furnace repair. Heating System working fine. After inspecting i found the Customer bumped power switch which turned system off. Turned furnace on and checked operation. No charge via tech.

Furnace maintenance. Cleaned and serviced furnace. Tested inducer motor, pressure switches, flame sensor, ignitor, gas valve voltage, blower motor amperage and capacitor. Checked thermostat and heat exchanger. Blew out drain line. Replaced furnace filter that customer provided. The system is operating and heating as it should at this time. Customer will have one more VIP service plan visit remaining for 2025 cooling season. Customer requested price to replace old 75 gal water heater..

Boiler repair inspection

Cleaned and serviced furnace. Tested. Replaced humidifier pad due to calcification. Replaced furnace filter that customer provided. Customer renewed maintenance program. One visit being used today and they will have one more for 2025 cooling season.

Annual steam boiler inspection and cleaning. Check for leaks: Look for water around or under the boiler. Ensure clean water: Use clean water to produce steam, and make sure it doesn't contain oil or other impurities. Maintain proper water level: Keep the water level correct so the fire tubes don't overheat and crack. Clean the boiler tubes: Remove deposits from the tube walls to keep the boiler efficient. Check the furnace: Check for soot, which can indicate poor combustion, and make sure no unwanted air is getting in. Check the low water cut off: Ensure the burner turns off when the low water cut off is activated. Check the pressure stat controls: Make sure they are operating correctly. Check the pilot and ignition electrodes: Remove, clean, and adjust them. Check the safety interlocks: Ensure all safety interlocks are working. The steam boiler is operating safely at this time.

Washing machine shut off valves. Replaced 1/2” female boiler drains for laundry.

Sewer and drain cleaning. Kitchen sink appears to be draining fine. Attempted to rod tub but cannot get past the trap, it’s probably a drum trap but it’s inaccessible at the moment because there’s a finished ceiling below. The tub is draining fine right now after cleaning. Tub spout diverter is not completely sealing when directing water to shower head. Replaced Moen Boardwalk tub spout.

Furnace maintenance. Cleaned and serviced furnace under annual VIP service plan. Tested inducer motor, pressure switches, ignition, gas valve voltage and pressures, flame sensor, blower motor amperage. Checked heat exchanger and thermostat. Cleaned drain trap, all hoses and line. Replaced furnace filter and humidifier water panel that customer provided. Everything is in accurate working condition and is heating as it should at this time.

Inspect four pump lift stations. Class room-1 study hall has two closets in the storm water lift station, the other is 1-B Sanitary lift station. Heater on contactor was tripped on pump 2, reset heater and check pump works. Found bad floats, needs 4- weighted floats . Also high water bell has been removed I would at least install a red light to show if system is in high alarm ‼️ Check pumps they work but take awhile to prime. This system has a bad on float, I would change all due to age, 27 years old. Inspect CWC lift station. Pump #3 is locked up does not work, was tripped on heater on contactor. Pump #4 works but pumps slow. Recommend floats get replaced. Lid is in bad shape recommend plastic lid replacement Recommend both pumps to be replaced with floats.

Furnace maintenance, safety inspection. Cleaned, tested and tuned furnace. Tested inducer motor amperage, pressure switches, hot surface igniter, flame sensors, gas burner, blower motor amperage and capacitor. Replace air filter. Furnace is running well now.

Toilet repair. Upon further inspection I found the toilet flush valve seal was fine, there was a rubber band on the tube for the flush valve that was stuck by the seal. Removed rubber band and now it seals fine. Toilet flushes, no leaks.

Ejector pump repair. Lots of rust in the bottom of the pit from the lid, preventing the float from turning off and burning out the new pump. Replaced pump under warranty. Replaced ejector pump lid and associated piping.

Plumbing repair. Replaced small section of pipe and a 1/2” ball valve.

No ac call, found extremely low condenser capacitor. Replaced using a 55/5. Also found a empty fan motor capacitor. Thus causing no air flow. Replaced using a 10 mfd cap. Customer just replaced filter and just hosed the condenser out. Refrigerant levels in accurate efficiency range at this time.
