Cleaned and serviced furnace. Tested inducer motor, pressure switches, hsi, gas valve voltage and pressure, flame sensor, blower motor amperage and capacitor. Everything was in accurate working condition. Cleaned out exhaust pipe and drain. Replaced furnace filter that customer provided that was extremely dirty. The system is operating and heating as it should at this time. Customer will have 2025 cooling season visit prepaid.

Main water valve replaced. Cpvc ball valve after meter was leaking, cut out and replaced. Cpvc glue takes awhile to cure, recommend keeping water off for a few hours then testing it.

Estimate to replace broken underground sewer piping and add a cleanout. A sewer cleanout is a pipe that provides access to a home's main sewage line, allowing for the removal of blockages and other maintenance.

Furnace maintenance. Cleaned and serviced furnace. Tested inducer motor, pressure switches, gas valve voltage and pressure, blower motor amperage, thermostat and heat exchanger. Found faulty ignitor and flame sensor which I replaced. Tested zone dampers. Cleaned out drain trap and all hoses. Washed out metal filters. System is running safely and efficiently. Customer renewed our annual VIP maintenance program.

Commercial sewer lift station service. Estimate to pump, clean and test sewer lift station. Recommend that commercial lift station be inspected and properly cleaned at least once a year to identify potential issues. Grease and other debris should be removed, and any needed repairs performed.

Replaced the flame sensor and hot surface ignition due to corrosion. Replaced the blower capacitor due to below acceptable range. Used a 5mfd cap. Everything else is in adequate working condition. Furnace is old and wrote an estimate for a new furnace. Customer renewed VIP maintenance program. One visit is being used today and she will have one more remaining for 2025 cooling season.

Sewer, drain cleaning. Rodded building drain thru floor cleanout in basement storage room. Found ejector pit full of “flushable” wipes and needs to be cleaned out. Cleaned and tested drainage and pump.

Remove toilet in first floor washroom, rod sewer, reinstall toilet with new wax ring and supply line. Could not rod thru toilet flange due to configuration of piping. Found cleanout in wall of master bedroom closet. Could not get all the way thru drain, retrieved roots. Water is flowing at this time. If problem comes up again, suggest camera inspection of line to further assess.

Pool heater repair. Inspected and tested pool heater not working. Found inoperative control board.

Water heater repair. I attempted to light water heater and found the pilot would stay lit while holding down ignition button but immediately shut off which points to a bad thermopile. Discussed options with customers and they decided to go with a new energy efficient Bradford White 40 gallon gas water heater. Drained and removed old water heater. Install new water heater to city code. Tested for safe operation. Cleaned work area and removed old tank.

Checked R410a refrigerant levels and those too are in accurate efficiency range. Checked blower motor amperage and capacitor and they too were in accurate working condition.Changed furnace filter that customer provided.
