Furnace maintenance. Cleaned and serviced furnace. Tested inducer motor, pressure switches, flame sensor, ignitor, gas valve voltage, blower motor amperage and capacitor. Checked thermostat and heat exchanger. Cleaned out drain line. Replaced furnace filter that customer provided. System under warranty. Everything is operating and heating as it should at this time. Customer renewed VIP maintenance program. One visit is being used today and they will have one remaining for 2025 cooling season.

Carrier furnace maintenance and repair. Cleaned and tested the furnace. I found the draft inducer is noisy, recommend it get replaced. A draft inducer is a fan that’s located near your furnace’s burners. The draft inducer is designed specifically to ensure that combustion gases are properly vented out of your furnace and that heat is distributed evenly throughout the walls of your heat exchanger. I recommended the customer use a fiberglass style filter for better furnace operation.

Cleaned flame sensor and replaced furnace filter that customer provided. Tested sump pump battery, battery tested good. Everything is operating in adequate working condition at this time. Customer has one more visit for 2025 cooling season.

Water softener service. Checked water softener operation. Found time of day set approximately 12 hours off, causing regeneration cycle in middle of day. Reset time of day. Instructed customer on setting time of day if power goes out again. Water softener is working properly at this time.

Plumbing water leak. Traced water leak from the well tank. Replaced well tank. A well pressure tank is one of three main components of a well system, the other two being the pressure switch and the pump. This device not only stores water, but also sends it into your home and helps regulate water pressure.

Plugged the valve and controller power supplies back in, customer turned on water. Everything working properly at this time. Possibly a stuck solenoid that feed up from the water pressure being relieved.

Inspected back up generator, not getting power to solenoid. We put call into factory for technical advice. Unit is 24 years old.

Air conditioner maintenance. Cleaned and serviced condensing unit. Tested capacitor, contactor, fan motor amperage and compressor amperage. Tested blower motor capacitor. Everything was is adequate working condition. Changed furnace filter which customer provided. Washed out and cleaned condenser coils. Checked refrigerant levels. R410a refrigerant was in accurate range. Customer renew maintenance program. Performed free inspection.

Commercial kitchen drain repair. Found bolts on grease trap severely deteriorated, replaced. There is still a smell possibly from the grease trap gasket or another source. Performed smoke test on building, found several leaks from lid for ejector pumps, sealed with silicone to repair.

No heat call. Customer signed up to be our customer/member. Signed up for two maintenance programs. There are 3 furnaces in this house, only signed up for two at this time. No heat was due to cracked hsi on carrier furnace. Tested flame sensors, pressure switches, hsi, fan motor amperage and capacitor, inducer motor amperage and gas valve voltages. Replaced hsi and flame sensor on carrier furnace, and replaced fan motor capacitor of American standard furnace. Customer is using one visit from both plans at this time and will have two visits for each condenser in a couple months for cooling season. Gave customer estimate for battery back up sump. Customer wants Chris to call him about generator issues. Maintenance plan is for basement furnaces.
